CHAPTER ONE

1.0    INTRODUCTION

Residential layout design is a geographical localizes community within a larger city, town or suburb. It can be seen as a district forming community within a town or city where inhabitants recognize each other by size.

Residential layout design refers to the scale and function of buildings and open space (including street scope) for a purpose of creating functionality, efficient and aesthetically pleasing physical environment for living, working, circulation and recreational. The physical space is organized and managed in such a way that its present condition will meet the demand of the future.

In the same way, gain from investment, convenience, aesthetic, functionality, living and working within the residential will be maximized.

To achieve a good relationship between people, jobs and functional development within the environment space must be properly planned and manage efficiently. This is informed by the understanding of the need to think ahead to accommodate a city’s growth deciding which land should be built on and whether they should be used for residential development, industrial or for more specialized function.

Planning therefore promote orderliness within the environment as well as the desired sense of belonging in the society.

 

1.1     AIM OF THE STUDY

              The aim of this research work is to provide the comfortable accommodation for three sectors of human at Nung Udoe Itak in Ikono local government area which includes low income earners, medium and high income earners.

1.2     OBJECTIVES OF THE STUDY

Nung Udoe Itak is a rural settlement and by virtue of its site and situation, this study has its main objectives such as;

1.   To highlight the problem of the area and therefore propose working solution to the problem

2.  To propose a circulation and land use plan for the area thereby promoting aesthetic of this area

 

1.3            STATEMENT OF THE PROBLEMS

With the present condition of Nung Udoe Itak Village which is non availability of educational facilities, health facilities, community facilities, poor alignment of route network and uncoordinated pattern of development which tend to disrupt the functionality, social cohesion, economic viability, dignity, convenience and aesthetical value of the residential area, it is pertinent to give it a physical planning touch so as to prevent the possibility of the era generating into slums.

As a result, orderliness within the environment will be restored; dignity will be lent to the resident who will live, work, and workshop in the residential layout. One of the effective ways of accomplishing these goods is through preparation of a community and implement of development will brought to the attention of town planning authority in Ikono local government area and the state ministry of land for implementation monitory control.

 

1.4     JUSTIFICATION OF THE PROJECT

The following justification is being emphasized in the residential layout design.

i.   To restructure the area by providing infrastructures and others social facilities in view of current environmental condition of the area

ii.  To enhance appropriate circulation consistence with the principles and standard of land use strategies proposed for the area.

iii.   To adapt and response to the community aspiration.

iv.   Making services and resources accessible to all.

 

1.5            SCOPE/LIMITATION OF THE STUDY

 

This study is on settlement types of Nung Udoe Itak it covers socio economic survey, physical condition of the area from the field surveys and construction of appropriate projection and model. The development layout design comprehensive report writing proposed settlement.

The analysis of the existing condition and information obtained in site forms the foundation for the present problems and the assessment of future ones following the establishment of the projection of the basic demographic and socio-economic attribute the definition of principles and standards, proposals based on the solution selected amongst a number of alternatives that had been given

i. This works should not extent up to 3years of political tenure

ii. The needed facilities of this work should be provided.
